Modular Building Procurement Services by Creative Modular Construction

We coordinate supplier matching, quotation comparison, sample review, third-party inspection, consolidation and export handoff in China. Each service uses the same RFQ revision so a price change can be traced to its scope.

Three reviews before comparing bids

01

Design basis

Record wind speed, ground snow load and seismic criteria with the originating project document. The local engineer sets the design basis and the shortlisted supplier confirms the assumptions it priced.

02

Factory boundary

Split MEP preinstallation from site connection in the quote matrix. An installed electrical panel and a panel commissioned under the destination rules are separate deliverables with separate responsible parties.

03

Set sequence

For a first-unit review, coordinate access and a checklist with the buyer's chosen inspector. Record the module serial number, drawing revision and photo evidence before asking the supplier to address discrepancies.

From RFQ intake to export handoff

Each step produces a document for the next reviewer. Keep unresolved items marked open when sharing the shortlist so a provisional supplier assumption cannot be mistaken for a buyer decision.

1

Constraints

Log occupancy, count, module envelope and delivery route. A dimensional quote should separate the external transport footprint from the internal clear space.

2

Model

Give each bidder the same joint and service-zone schedule. Capture differences in wall panel core, steel grade and coating mass beside the equivalent line on competing offers.

3

Opening unit

When samples are in scope, record the proposed seal, fastener and panel options together. Compare sample identification with the later inspection checklist to flag substitutions.

4

Packing

Ask for container loading diagrams, gross package mass and responsibility for blocking and bracing. Shipment consolidation depends on pack dimensions and the carrier's booking limits.

5

Records

Match invoices and packing lists by package mark and confirm which commercial party provides export and destination documents under the agreed shipment terms.

What stays in the factory pack, and what stays on site

A shell quote and a fit-out quote are comparable after fixtures, utility connections, seals and site works are assigned. Ask the supplier to price any optional scope separately and name the party responsible for field acceptance.

Ask bidders to identify supplier scope

  • Primary steel or cold-formed chassis, with grade and coating called out.
  • Wall and roof sandwich panels, with core type and thickness.
  • Factory MEP rough-in that was marked on the model.
  • Lifting hardware locations and a packing list tied to marks.

Confirm locally assigned work

  • Foundations, crane access and local earthworks.
  • Final connection of site power, water and drainage.
  • Fire-stopping and joint seals that depend on the as-set gap.
  • Authority submissions in the country of use.

Ask for a scope matrix with named inclusions

Send a preliminary brief with the latest available drawings. We can identify which line items need a supplier answer, a carrier check or input from the local design team before a quotation is treated as firm.

  • Design wind speed and ground snow load, with units.
  • Storeys and whether the building is relocatable or intended as permanent modular construction.
  • Fit-out limit: shell, MEP rough-in, or sanitary package.
  • Destination port or road restriction that caps module height.
